Llangennech green field could make way for 30 new homes

A FIELD next to Llangennech rugby club could make way for 30 new homes.

Haywood Homes (Wales) Holdings wants to develop four acres of the field, which flanks Pontarddulais Road and lies opposite Parc Morlais.
A design and access statement submitted on the company’s behalf said the site was allocated for housing under Carmarthenshire’s current development plan.

A mix of three-bed semi-detached and four-bed detached houses is proposed.

An area to one side of the development would be set aside to collect water and allow it to drain.
Trees and hedgerows would be retained where possible, although some diseased or dying trees would be felled.
The design statement said every house would have sufficient space and privacy, and that they would not be overbearing for existing properties nearby.

A flood assessment has also been submitted to the county council, given the site’s proximity to the River Morlais and a defined flood zone.
The assessment recommends some measures to prevent any potential water entering the properties.

Llangennech Community Council has objected to Haywood Homes’ planning application, saying that some of the land was low-lying.
It claimed the site was only protected from flooding from the River Loughor – around a kilometre away – by the railway line, which it said had been breached before.

The community council also said the road network to access nearby Llanelli and the M4 was already congested.
It added: “The traffic situation in the village is very difficult around the area of the school at certain times of the day.”
County councillor Gary Jones, who represents Llangennech, said the application came as “no surprise” to him given the land’s allocation under the development plan.

Cllr Jones also said he’d heard other plots of land had also been sold behind the field which Haywood Homes wants to develop.
The county council is assessing the 30-home scheme.
